Waterside Plaza: A 6,000-window capital project in the heart of Manhattan

Waterside Plaza is a 1,500-unit, four-tower community in Manhattan’s Kips Bay neighborhood, acquired by Brookfield Properties in 2021.

The asset management team prioritized window replacement as a top capital project — nearly 6,000 windows across four high-rises, executed on an occupied property with no tenant relocation. Brookfield had recently completed a similar project across the river. What they needed was a faster way to plan and execute this one.

The Challenge

Institutional scale capital projects move at the speed of scope verification. Typically, verifying scope at this depth involves weeks of site walks and manual takeoffs.
